What's the Cheapest Way to Move House?
Updated September 2026 · Foundations Removals
Ask ten people for the cheapest way to move house and eight will say the same thing: hire a van and do it yourself. Sometimes they are right. Often they are not, once fuel, a second day off work, a borrowed friend and a cracked television are added up. The honest answer is that the cheapest way to move depends on how much you own and how far it is going. For a studio or a one-bed flat with a lift, a man and van or a self-drive van usually wins. For a two-bed home and up, a removal company booked well ahead, on a quiet day, with you doing most of the packing, is normally the lowest total cost. Here is how to work it out for your own move, with real 2026 figures.
What does a house move actually cost in 2026?
Start with a real baseline, not a guess. Konnect You, the comparison service formerly known as Compare My Move, reports that house removals in the UK cost £1,080 on average, based on verified moves from 2022 to 2026, with most moves falling between £959 and £1,612. By home size, its 2026 averages are £466 for a one-bedroom, £834 for a two-bedroom and £1,252 for a three-bedroom home.
Two things stand out. The jump from one bedroom to two is the biggest step, because a two-bed home is usually the point at which a car and a friend stop being enough. And the spread between the cheapest and dearest quotes for the same move is wide, which is why the tips below can move the total by hundreds of pounds without changing what goes in the van.
Is a DIY van move really cheaper?
For a small flat, often yes. For anything larger, the sums get worse the closer you look. MyJobQuote puts self-drive van hire at £50 to £120 per day, plus £30 to £100 or more for fuel depending on distance, plus £100 to £300 for packing materials. A two-bed home rarely fits in one small van, so add a second trip or a second day, and add the cost of a damaged sofa or door frame, which is on you rather than on a mover.
The cost people leave out is time. A crew of two loads a two-bed flat in a couple of hours because they do it every day; a family with a hired van takes most of a day and is exhausted before the unloading starts. If you are weighing it up, our removals versus DIY calculator lets you compare the two side by side for your home size and distance, including the extras a van hire quote never mentions.
When is a man and van the cheapest option?
A man and van service is the sweet spot for studios, one-bed flats, student moves and single items such as a sofa or a bed. It is charged by the hour with one or two movers and a van, so a small flat with easy access is often done in a morning. You get the loading, protection and unloading of a proper crew without paying for a large vehicle you would half fill.
The moment it stops being cheapest is when the hours mount up. Stairs without a lift, a long carry from the door to the van, or more furniture than one van holds all push the clock, and an hourly job can quietly overtake a fixed-price removal. If the honest answer to how much you own is a full two-bedroom home, a fixed quote is the safer bet. Our man and van service covers the small moves, and we will tell you plainly if your move is the other kind.
Which day and month are cheapest to move?
The calendar is the cheapest saving there is. Konnect You reports that Sunday is the cheapest day to move according to its data, while Friday is the most popular day because people want the weekend to settle in. Popular days book up first and are priced accordingly, so a Sunday, or a Tuesday or Wednesday, is usually kinder to the budget than a Friday.
The same applies to the time of year. Konnect You found that February is the cheapest month at around £1,020, while August and November peak at nearly £1,190. That is a difference of almost £170, or around 17 per cent, for the same move. Completion dates and tenancy end dates limit your choice, but if you have any say, ask for a mid-week or Sunday date outside the summer rush. Whatever date you land on, book two to four weeks ahead: last-minute bookings have fewer crews to choose from and less room to negotiate.
Where do people overspend without noticing?
Extras and surprises, mostly. Packing is the big one: Konnect You found that moves with packing averaged £1,453 compared with £1,080 without. Packing yourself saves that money, with one caveat: goods packed by our crew are covered under our insurance, while the contents of boxes you pack yourself are not. A fragile-only pack, where the crew wraps only the breakables, keeps most of the saving and covers the pieces that matter.
Delays are the other trap. The HomeOwners Alliance found that 26 per cent of homeowners who experienced delays or cancellations had to pay fees as a result, averaging £509. Check what a quote does and does not include before you sign it. With Foundations you get a fixed all-in quote, every van is ULEZ-compliant so the ULEZ charge is never passed on to you, and where a parking bay suspension is needed we arrange it, with the council fee passed through at cost. If your dates do not line up, storage through our partner facility costs £50 to £150 a week depending on volume, booked under the same quote and billed with a one-month minimum term.
What is the cheapest way to move without regretting it?
Put it together and the cheapest move looks like this. First, declutter hard: every box you do not move is a box you do not pay for, and a smaller load can mean a smaller van. Second, get a fixed all-in quote from a fully insured, ISO accredited, SafeContractor Approved company, and compare it against your DIY sums with the extras included. Third, pack the sturdy things yourself and let the crew pack the fragile ones. Fourth, choose a Sunday or mid-week date outside the summer peak and book it two to four weeks ahead.
Fifth, pick up free boxes early and buy only the specialist ones. Sixth, keep an open-first box in your car so the first night does not cost a takeaway and a trip to the shops. Do that, and the cheapest way to move house is also the calm one. For a fixed figure for your own move, get a quote and we will price it plainly.
